How it works

Less searching, better leads

Searching every mortgage buries private lenders under thousands of bank loans. LendMapper looks for the patterns private loans have in common, then follows the network outward.

Search what private loans share

Instead of wading through every bank mortgage, LendMapper searches the common denominators: self-directed IRA custodian names in short strings like “equity tr”, across four document types only: mortgages, assignments, assignments of rents, and satisfactions.

Pair the custodian with the real lender

A custodian line such as “EQUITY TRUST COMPANY CUST” is matched with the IRA owner on the next line. Every participant on a shared loan is kept, and originators that assign loans to private lenders become new search leads.

Classify, with reasons

Each lender is tagged private, hard money, fund or originator with a confidence score and the reasons behind it. Banks and national lenders are excluded. Seller-financed loans are tagged and left out.

Rank, review, export

A transparent score weights recent activity and fresh satisfactions. Every loan links back to its county, book/page and instrument number so you can check the record yourself, then export to CSV or Excel.

Statewide coverage

All 67 Florida counties, rolled out carefully

LendMapper is designed for the whole state. Collection is validated on Polk County first, then Hillsborough, Manatee and Orange. Each remaining county comes online only after its clerk site has been checked for terms, robots.txt rules and bot checks. Until then it is shown as not yet live.

Built to be checked

Clear rules about where data comes from and what the app will never do.

Public records only

Data comes from Florida county clerk official records, and later Sunbiz, DBPR and property appraiser files. Each contact detail shows where it came from and how confident the match is.

Polite collection

LendMapper honors robots.txt and site terms, uses rate limits and caching, and stops for manual review the moment a CAPTCHA or bot check appears. It never tries to get around one.

Never contacts anyone

LendMapper finds and organizes lenders. It does not email, call, text or market to anyone.

No guessed numbers

Interest rates appear only when a recorded document states them, with the source. Otherwise they show as “Unlisted”. Missing dates and amounts say “Not stated”.

Every loan is traceable

Each record keeps its county, book/page, instrument number, source link and the time it was pulled.

Legal-sensitive features stay off

Anything that could raise legal questions, such as referral fees or data sales, is built behind a switch that stays locked off until an attorney signs off.
